Scope: Demo · framing · MEP rough-in & trim · millwork · finishes · AV/IT rough-in · landlord coordination · tenant move-in turnover.
Typical owner: Tenant moving into a new lease, or landlord delivering a turnkey suite.

Capital Improvement Programs

Multi-site rollouts, brand refresh programs, and portfolio-wide upgrades — phased to keep locations operational while work is performed.

Building Envelope

Roofing, exterior cladding, glazing assemblies, and waterproofing. We self-perform the work where it most directly impacts schedule and warranty.

Scope: TPO / PVC / modified bitumen · metal panel · stucco / EIFS · masonry repair · sealants · re-glazing · warranty close.
Typical owner: Owner-operator with envelope failures, leaks, or planned re-skin / re-roof scope.

Adaptive Reuse & Renovation

Repositioning existing assets for new tenants and new uses — re-cladding, re-skinning, and reconfiguring older buildings.

Preconstruction & Estimating

Open-book budgets, constructability review, and value engineering — engaged early, before drawings are final and the budget is locked.
